How to perform an inspection

Managing property inspections doesn't need to be complicated. With the myInspections app, you can go from start to finished report. This guide walks through adding a property, running the inspection, capturing issues, and finishing with a signed report.

Step 1: Add a property

Start by adding the property you want to inspect.

  • Enter the property's address.
  • Save and you're ready to go.

Step 2: Choose your inspection template

If you've set up inspection templates, pick the one that matches the inspection you're running, e.g. Move-in, Routine, Final. Your areas, checklists and instructions are ready before you take a step.

  • No templates yet? You can build the inspection as you walk, area by area. When you're ready, build a template so your next inspection starts prepared.
  • Inspected the property before? We suggest the areas and checklists you used last time, so a repeat inspection picks up where the last one left off.

Step 3: Run the inspection

Work through the property one area at a time, e.g. Lounge, Kitchen, Bedroom 1.

  • If your template has instructions for an area, they appear when you open it.
  • Use the area's checklist to make sure nothing is missed, marking each item "No issues" or "Requires attention" as you go.
  • Areas you skip stay off the report, so there are no half-empty sections.

Step 4: Capture photos

Take wide shots of the room, then close-ups of any issues you find.

  • Photos and video attach to the area automatically.
  • Take as many as you need. They're stored at full resolution.
  • Visuals give clear evidence of the property's condition.

Step 5: Record issues and to-dos

If you spot a problem, mark it on the checklist.

  • Add a note describing the issue, e.g. "Crack in plasterboard".
  • Create a to-do for your maintenance team.
  • Everything is tracked in one place.

Step 6: Add notes and wrap up the area

Finish each area with general notes. These appear directly in the report.

  • Highlight condition and tidiness.
  • Point out if repairs are scheduled.
  • Save and continue to the next area.

Step 7: Finish the inspection

When you're done, finish the inspection.

  • Review your report.
  • Add final comments.
  • Preview how it will look for tenants or owners.

Step 8: Get signatures

Make reports official by capturing signatures.

  • Anyone with you can sign on the spot, right on your device.
  • Or send a secure link for remote signing, no app download required.
  • Signed reports are stored and ready to share.

Step 9: Share the report

Your inspection report is generated instantly.

  • View it online in any browser.
  • Share its digital link with anyone who needs it.
  • Download a professional PDF copy.

That's it. From inspection to signed report in minutes.
